The funny thing about New York foreclosure listings is that the legalities put the time line for any type of foreclosure proceeding to be between 12 and 19 months.
The lender initiates action and the borrower then has 20 days to respond back to the court on the initial complaint.
Once a sale is actually set ands scheduled the sheriffs department or a referee whom was appointed during the initial state of the foreclosure process handles it. Also when a sale is made the buyer pays 10 percent down and the balance is payable in only 30 days.
